How Is a Buyout Number Actually Calculated on a Saugus Home?
Most people start with the wrong number. They take what they think the house is worth and split it in half. That is not what a buyout is.
A buyout starts with current market value, subtracts the mortgage payoff and any other liens, and then divides the remaining equity according to whatever your attorneys or the court have agreed. Value minus what is owed equals equity. Equity gets divided. The spouse staying pays the other spouse their share.
Two things trip Saugus owners up here. The mortgage payoff is not the same as the balance on last month's statement, because interest keeps accruing to the day it is paid. And a second loan, a HELOC drawn during the marriage, or a solar lease attached to the property all come off the top before anyone splits anything.
Can One Spouse Qualify to Keep the Saugus House Alone?

These are different tools and they answer different questions.
A comparative market analysis is what we prepare, and it estimates what the home would realistically sell for on the open market right now, based on recent Saugus sales of similar homes. It is what you price a listing from.
A formal appraisal is ordered from a licensed appraiser and produces a defensible written opinion of value. When a buyout amount is going into a legal agreement, attorneys frequently want an appraisal, and sometimes both sides agree on one appraiser in advance to avoid dueling numbers later.
