By car you have I-5 on the west side, SR-14 on the east side, Lyons Avenue across the middle, and Main Street through Old Town.

Newhall Grew Street by Street, and You Can Feel It
It is the oldest community in the Santa Clarita Valley. Long before the town, the Tataviam village of Tochonanga stood in this same area. Henry Mayo Newhall bought the surrounding Rancho San Francisco in 1875, and the town grew up around a Southern Pacific railroad station starting in 1876.
It grew street by street for more than a century instead of being drawn on a planner's map, and you can feel that in every block. The streets do not all look alike, and the houses on them do not either.

Lyons Avenue Is How You Get Your Bearings Here
Newhall is the southernmost community in the Santa Clarita Valley, running along the mountainside from the 5 to the 14. Old Town and the flatland streets sit on one side of Lyons Avenue, and the land rises into private hillside neighborhoods to the south. Learn that one street and the whole community makes sense.
Old Town Newhall
Old Town is the walkable heart of Newhall, with Main Street's restaurants, cafes, breweries, galleries, live theater, and the Saturday farmers market. The streets around it hold Craftsman, Spanish Colonial, and mid-century homes, with townhomes and condos closer to Main Street. You can leave the car in the driveway on a Saturday and still have somewhere to be.
Bella Vista Estates
Bella Vista Estates sits in the hills south of Lyons Avenue, with custom homes on generous lots and sweeping views. It feels a world away from the valley floor, yet the 5 is only minutes away. It gives you privacy without giving up an easy drive to the freeway.

Why Do Hidden Valley, Peachland Estates, and Happy Valley All Sound the Same?
We are grouping these three on purpose, because every website describes them the same way. Tucked away. Private. Settled. Natural surroundings. Read those three listings back to back and you learn nothing, and buyers tell us they cannot keep them straight.
Here is the honest version. All three are small hillside enclaves south of Lyons Avenue, all three are older than the tract neighborhoods north of the valley floor, and all three trade a little convenience for a lot of privacy. What actually separates one from another is not a marketing word, it is the specific street and the specific lot.
So these are the questions we ask on your behalf before you get attached to a house up there:
- How do you get in and out. Some of these streets are narrow, steep, and a real consideration in rain or with a teenage driver. Drive the approach at the hour you would actually drive it, not at eleven on a Sunday morning.
- Who maintains the road. A private road is a shared cost and sometimes a shared argument. We find out which it is before you write.
- Sewer or septic. Hillside parcels in this part of Newhall are not uniform, and a septic system means an inspection during your contingency period and a maintenance budget after.
- Fire hazard severity zone and insurance. This matters more here than almost anywhere else on this page. Get a real quote on the actual address during your inspection contingency, because insurance is what kills these deals, not the house.
- How the house sits on the lot. A home on a graded pad and a home built into the slope live very differently, cost different money to maintain, and hold their value differently.
Drive all three, on the same afternoon, before you decide you love one of them. They are close enough together that it takes an hour, and it is the hour that makes the difference.
Craftsman Porches to Custom Homes in the Hills
Newhall has more range in its homes than almost anywhere else in the valley, and that range follows the land.
Near Old Town, the older streets hold Craftsman, Spanish Colonial, and mid-century homes with genuine architectural character, plus some newer infill homes mixed in. Townhomes and condos sit closer to Main Street. A home with a story often comes with some updating, so plan on a careful inspection and an honest look at the roof, plumbing, and electrical before you write an offer.
In the hills, homes are more often custom, on larger lots with a more rural feel, views, and privacy. No two custom homes are alike, so pricing one takes more judgment than pricing a tract home where the house next door has the same floor plan.
Across Newhall, the range runs from some of the most accessible ways into the Santa Clarita Valley to hillside estates at the top of the market. HOA dues and Mello-Roos assessments depend on the tract, and a townhome community works very differently from a custom home on its own lot. Amounts vary, so we pull the exact figures for any home you are considering before you get attached.

Gold Was Found Here Six Years Before Sutter's Mill
Placerita Canyon State Park and Nature Center sits right at Newhall's doorstep, with oak woodlands, miles of trails, and a nature center. It is also home to the Oak of the Golden Dream, California Historical Landmark No. 168. On March 9, 1842, Francisco López was digging wild onions there and found gold flakes on the roots, six years before Sutter's Mill.
William S. Hart Park and Museum was the estate of silent-film cowboy William S. Hart, who donated it to Los Angeles County. It is free to visit, with trails, picnic areas, roaming ranch animals, and the historic Hart Mansion. Pack a picnic and plan to stay longer than you think.
Towsley Canyon is a popular spot for hiking and biking, with rolling hills and canyon views. History lovers can add the Pioneer Oil Refinery, California Historical Landmark No. 172, cited as the oldest surviving oil refinery in the world.

Not Every Walk Has to Be a Hike
Newhall Park is the everyday version of all that: a grassy park with mature trees and a walking path. It is where you go when you want twenty minutes outside and a bench, not a trailhead and a water bottle.
That mix is one of the quieter arguments for this part of the valley. A real canyon trail and an ordinary neighborhood park are both a few minutes from the same front door.

Main Street Mornings and Theater Nights
Old Town Newhall is the one part of the Santa Clarita Valley with a real downtown identity. It grew over more than a century, and today Main Street is lined with locally owned restaurants, cafes, breweries, and art galleries.
The Old Town Newhall Farmers Market runs year-round on Saturdays from 8:30 a.m. to 1 p.m. in the Old Town Newhall Library parking lot at 24500 Main Street. Bring a bag and plan to stop and talk.
The Canyon Theatre Guild has been staging shows since 1970 and now calls the corner of Main and 6th home. With up to nine productions a year, there is usually something on the calendar for a date night or an evening out with friends.
Community events fill the Old Town calendar through the year, and restaurants come and go, so we will tell you what is open and happening when you visit. For a bigger shopping trip, Valencia Town Center is a short drive away in neighboring Valencia.

The Schools That Serve Newhall
Two public school districts serve Newhall. Newhall School District covers the elementary grades, with 10 schools across the district. The William S. Hart Union High School District covers grades 7 through 12, and William S. Hart High School itself is located in Newhall.
School assignments here can change from one street to the next, so never assume from a map. Before you write an offer, we help you confirm the boundaries for that exact address with the district.
For higher education, The Master's University, a liberal arts university, is in Newhall. College of the Canyons and CalArts are both nearby in Valencia. You may read that CalArts is in Newhall, but its campus is on McBean Parkway in Valencia.

Two Freeways and a Train Station
Newhall sits between the valley's two freeways. I-5 runs along the west side toward the San Fernando Valley and Los Angeles. SR-14, the Antelope Valley Freeway, runs along the east side, north toward Palmdale and south to the 5. Which one you use every day depends on where you work, so we look at your real commute before we look at homes.
Newhall station at 24300 Railroad Avenue is on Metrolink's Antelope Valley Line, with trains to Los Angeles Union Station. It is also a transfer point for City of Santa Clarita Transit buses, which helps if you would rather read on the train than sit in traffic.
Rush hour is real in both directions. Drive the route at the hour you would actually commute before you commit. Pay attention to the block too, because some streets closer to the freeways carry more noise and traffic than streets a few turns away.

What You Give Up, and What You Gain
Compared with Valencia, you give up the paseo trail system and the newer master-planned tracts, and there is less new construction here than in Valencia or Castaic. Many Newhall homes are older, which can mean more maintenance. What you gain is a real downtown, architecture with far more variety, and streets that do not all look alike.
Compared with Stevenson Ranch, you will find less newer construction, and school assignments vary more from block to block, so they take more homework for a specific address. What you gain is a range few communities can match, from condos and older homes near Old Town to private hillside estates.

At a similar price those are two different lives, and almost nobody wants both equally once they have stood on both streets. Answer that and the rest of the search gets simple fast.
